Developer CIT is seeking a funding partner for its major office-led redevelopment plans for the Colechurch House site next to The Shard in London Bridge.

Market sources said Cushman & Wakefield has been appointed to seek a partner for the key London gateway site overlooking the River Thames.

It has consent for a highly sustainable 430,000 square feet of offices, a public park and a home for the Southwark Playhouse theatre.

Designed by Foster + Partners, the development replaces the 1960s office block with a stepped profile scheme, rising to 30 storeys at its highest.

The development has been designed to appear to float above a public park that includes squares and flexible spaces that can be used for a range of community-led events.

Below the park will be a brand new multistorey venue for Southwark Playhouse.

A new lightweight footbridge will connect London Bridge station to the site on Duke Street Hill, replacing the current brutalist bridge and London Bridge Walk.

CIT is a major developer in the area. It received permission in 2022 to develop a major new medical and life sciences scheme on the Vinegar Yard site close to Colechurch House.

CIT was also the original development manager of More London, gaining consent for a total development of 2.8 million square feet.
