Rise Partners developed the North River Commerce Center in the Chattanooga market. The property is the first infill Class A industrial development in the area in decades, earning it a 2024 CoStar Impact Award for commercial development of the year in Chattanooga, as judged by real estate professionals familiar with the market.

Within the development, Building 100 is 75% leased, and there is robust activity for Building 200. The first lease was signed on the day the developer closed on the land.

To bring this project to fruition, Rise had to work through multiple site, easement and wetland issues. The development is expected to provide much-needed tax income for the city of Chattanooga.

About the Project: The North River Commerce Center is an infill Class A industrial development located at the intersection of North Access Road and Dupont Parkway in Chattanooga, Tennessee. Rise Partners developed it for $54 million. Building 100 is 191,652 square feet. Building 200 is 190,329 square feet. Building 300 has 217,106 square feet of space.

They Made it Happen: John Tugman, vice president of brokerage services and principal at Rise Partners; Wilson McGinness, vice president of brokerage services at Rise Partners; and Randall-Paulson Architects.
