Collett Secures Quick Industrial Lease With Golf Cart Maker Club Car

When it comes to speculative industrial properties, the best deals often come when the speculative description is removed even before construction begins.

That's what happened last year at White Oak Business Park in Appling, Georgia, a project that earned the 2024 CoStar Impact Award for commercial development of the year for the Augusta/Richmond County market, as judged by a local team of real estate professionals familiar with the market.

Collett Industrial, based in Charlotte, North Carolina, developed the warehouse in the Augusta suburb of Appling. Club Car, a manufacturer of motorized golf carts, leased the entire property and occupied the space in January.

Club Car will use the space for warehousing and distribution and to support manufacturing operations. The company makes carts for use at golf courses and in residential neighborhoods.

The agreement represented the largest industrial lease in Appling over the past two years, according to Bobby Mayson, a senior director at Lavista Associates in Atlanta.

About the Deal: Club Car, a local company based in Augusta, signed an 86-month lease for 780 Innovation Parkway in Appling. The 105,391-square-foot warehouse has 31-foot-high ceilings, two drive-in loading doors and 12 exterior dock doors. It's located in White Oak Business Park, a 300-acre development with direct access to Interstate 20. The park was developed by Collett in partnership with the Development Authority of Columbia County, Georgia.

What the Judges Said: The lease will help advance economic development interests in the Augusta market, said Jacob Glover at Douglas Lane Real Estate Group in Augusta.

They Made It Happen: Bobby Lawson at Lavista Associates in Atlanta; Frank Mullins at Collett; and John Martin at Augusta-based RW Allen Construction, which served as general contractor.
