When a grocery store anchor closed early at the Shoppes at Seaside Farms, ownership was left to reconsider the future of an anchor space in a competitive retail market.
Rather than pursue another grocery tenant in an increasingly competitive market, the leasing team opted to reposition the space for a different use, moving away from the typical 'like‑for‑like' retail replacement strategy. The approach turned a challenging vacancy into a longer‑term strategy focused on stability, relevance and sustained traffic.
Construction Resources, a provider of luxury home building products, announced plans to expand into the Charleston market and open a new flagship retail showroom in Mount Pleasant, South Carolina, scheduled to open later this year in the former Harris Teeter space in The Shoppes at Seaside Farms, a lifestyle center locally owned by The Beach Company. The new showroom was designed by Atlanta-based design firms ASD | SKY and The Collab. Winter Construction is building out the space.
The new CR Design Center, which caters to homeowners, builders and design professionals, will feature kitchen and bath showrooms offering a wide selection of appliances, cabinets, countertops, decorative plumbing, fireplaces, lighting, garage doors, outdoor living, shower doors and mirrors and tile and flooring.
For its novel approach to backfilling the space and introducing a new-to-the-market tenant, the deal was recognized by real estate professionals familiar with the market as the winner of the CoStar Impact Award for the lease of the year in Charleston, South Carolina.
About this project: The deal turned an empty anchor into a high-end showroom space and helping stabilize the center and support neighboring businesses. The Charleston CR Design Center is part of Construction Resources’ ongoing expansion across the Southeast. The firm recently debuted its Atlanta Flagship design center, an expansive 50,000-square-foot location at Westside Paper, and the CR Buckhead Design Studio.
