Once a shuttered bowling alley, 660 Mason Ave. in Daytona Beach, Florida, is now a warehouse and will soon be home to one of the largest electrical supply distributors in the United States.

In a five-year lease brokered by Coldwell Banker Commercial Benchmark, the 20,000-square-foot building is being renovated to accommodate Consolidated Electrical Distributors, a transformation that earned the deal the 2026 CoStar Impact Award for lease of the year for Delta-Daytona Beach, as judged by local real estate professionals familiar with the market.

"The area is depressed, and this building is a cornerstone that needed an influx of capital. Ideally this will lead to a larger community redevelopment effort," said John Adams, president of the real estate brokerage Adams Cameron & Co. and one of the Impact Award judges.

The deal has a starting rent of $12 per square foot per year. Situated on 2.34 acres, the lot has about 100 surface-level parking spots.

About the project: Originally built in 1960 and renovated in 1968, the warehouse is 19,860 square feet and was once home to Halifax Lanes, a bowling center that closed in 2009. The owners agreed to modernize the building and the surrounding area at 660 Mason Ave., and that project is slated to wrap up this spring.

What the judges said: "This lease is a great example of utilizing existing space within outdated areas of the city and transforming them into an economic engine," said Jessica Gow, partner at the law firm Cobb Cole.

They made it happen: Bob Rand, broker and owner of Coldwell Banker Commercial Benchmark, represented the landlord; Holly Booth, real estate agent for Coldwell Banker Commercial Benchmark, represented the landlord; and Kayden Schaper, real estate agent for Coldwell Banker Commercial Benchmark, represented the landlord.
