American social media company Pinterest has signed a new 10-year lease for the third floor in UK House, at 2 Great Titchfield Street, London.

The lease covers 29,655 square feet at a rent of £100 per square foot, the second-largest office deal by square footage in London’s Noho submarket this year, behind Dream Games’ 47,706 square foot lease at 1 Great Portland Street, signed in June 2025 and revealed by CoStar News.

Jason Hanley, partner at Monmouth Dean, represented the landlord, Flametree Properties, in the transaction. He said: “Rarely do office floors of this size become available in W1.”

The lease terms include a break option in year 5, and a rent-free period from the start of the lease, with no rent reviews

Pinterest, where users "pin" images that they are interested in, was represented by JLL.

The third floor of UK House recently underwent a full Grade-A refurbishment, featuring upgrades such as energy-efficient LED lighting, accessible raised flooring and enhanced fresh air circulation systems. These improvements complement a broader modernisation of the building’s common areas and "end-of-journey" facilities, completed in 2023. UK House itself has a Grade II-listed facade.

This move marks a significant expansion for Pinterest, which is relocating from Brock House at 19 Langham Street, where it occupied 9,431 square feet across the fourth and fifth floors since August 2021.

Pinterest entered the European market in 2016 and has steadily grown its UK footprint. In April 2025, Pinterest launched its Inclusion and Creator Fund in the UK, committing to supporting diverse creators and small merchant businesses. The platform now boasts over 15 million users in the country.

This latest HQ expansion aligns with a broader rise in leasing activity across Noho since March 2025, signalling renewed confidence in the London office market.
