After building a big warehouse near Interstate 90 near the southern tip of Wisconsin, Zilber Property Group landed a single tenant to lease it, a win for the sprawling industrial park being developed around it.
Horseshoe Beverage Co. leased the entire 286,420-square-foot warehouse at 400 Innovation Drive in Janesville.
Zilber developed the building on speculation, without any leases in hand, as part of ongoing construction in an area known as Janesville Innovation Park.
Leases such as those signed by Horseshoe Beverage are viewed by real estate professionals and local officials as a chance to continue rebuilding the economy of Janesville, where General Motors’ closure of an auto plant was devastating news in 2008.
The deal was selected by a panel of real estate professionals as a 2026 CoStar Impact Award winner.
About the project: The warehouse was built to modern industrial specifications, with 32-foot clear heights, LED lighting and energy-efficient building systems.
Horseshoe Beverage is an affiliate of Trilliant Foods & Nutrition. Its lease reinforces that there is demand for large, modern industrial space in Janesville, encouraging additional development.
What the judges said: “Leasing 286,420 square feet is great news for Janesville,” said Patti Stevens of Founders 3 Commercial Real Estate Services. “Everyone thought Janesville would be nonexistent after General Motors left. It is great to see the industrial park is doing well, with more buildings proposed.”
They made it happen: The tenant was represented by Colliers brokers Andrew Lubinski, Justin Felix, Ethan Haglund and Aaron Whitmore.
