Cordova luxury apartments sought to stand out by fitting in with Venetian Bay

The new Cordova luxury apartments sought to stand out by fitting into the Venetian Bay master-planned community, creating a place where renters could live, work and play all within the same wider neighborhood.

Developing in Florida comes with its challenges. Coastal storms create a need for durable and environmentally sound developments. When planning and building Cordova, project leaders added reinforced roofing, special impact glazing to windows and moisture‑resistant materials, as well as landscaping to manage stormwater naturally.

Cordova's team also faced supply chain disruptions and had to pivot on some of the materials used in the project in order to keep construction on track. Still, construction wrapped up in just 19 months.

Spearheaded by Collier Co., the Cordova development fills another piece of Venetian Bay, a resort-style community comprised of several multifamily, mixed-use and single-family developments located inland in New Smyrna Beach.

Its integration into Venetian Bay helped earn Cordova the 2026 CoStar Impact Award for multifamily development of the year for Delta-Daytona Beach, as judged by a panel of local industry professionals.

About the project: The 10‑acre infill development offers 322 units ranging in size from one to three bedrooms. The apartments feature quartz countertops, stainless steel appliances and 9-foot ceilings. Aiming to attract a luxury market, Cordova offers amenities like a pool, social lounges, coworking space and a fitness center. Construction began in June 2023, and the complex officially opened in July.

What the judges said: "I selected the Cordova Luxury Apartments for their thoughtful integration within the master‑planned community and the project's modern, elevated and efficient construction, which sets it apart from competing developments," said Roxanne Ribakoff, general manager for Tanger Outlets in Daytona Beach.

They made it happen: The development team from Collier Cos. included Anthony D'Amore, president of acquisitions, development and construction; Gerard van der Laan, president of construction; Greg Domalewski, vice president of development; Dan Irwin, vice president of construction; Jessica Stoessel, development manager; Brian Sharp, senior construction project manager; as well as Reggie Morgan, president of DeAngelis Diamond; William Platts, principal of Slocum Platts; David Yung, CEO of Dynamik Design; and Pete Dykstra, principal of Innovations Design Group.
