Leasing a quarter of a million square feet of Class A industrial space will expand Amalgamated Sugar’s operations in Idaho’s Treasure Valley area, earning a 2026 CoStar Impact Award as judged by real estate professionals familiar with the market.

The facility features a 151-foot truck court and extensive trailer parking, which will reduce turnaround times, ease freight traffic and support transporting high-volume commodities. Other features include 32-foot clear heights, LED lighting and an updated fire suppression system.

The transaction introduces a large-scale agribusiness into a region traditionally anchored by logistics and warehouse operations. It will increase freight volume, create jobs and engage local contractors.

The lease spurred local builders to complete tenant improvements, according to an analysis of building permit activity. Amalgamated Sugar’s stabilizing presence should pull more tenants into the region and strengthen the area’s industrial ecosystem.

About the project: The 260,000-square-foot facility is located in the AI Northside Industrial Park. Its lease gives Amalgamated Sugar space for operational growth and secures Nampa’s identity as a hub for food processing, manufacturing and ag-supply chain logistics.

What the judges said: The lease pairs a major regional employer with a modern, logistics-ready facility, judges determined. It exemplifies the leadership, strategic execution and meaningful community benefit of the Impact Awards.

"This transaction builds on Amalgamated Sugar's impact in our local economy, setting up the North Nampa Industrial corridor for continued success," wrote Drey Campbell, principal, Lee & Associates.

They made it happen: Three Adler Industrial officials shepherded the transaction to completion: Chief Executive Michael Adler, President Brad Miller and Director of Leasing and People Strategy Charity Nelson.
