Fun City Adventure Park will bring its family-friendly entertainment concept to one of Stockton, California’s busiest residential intersections through a deal that taps underutilized retail space to create a high‑impact community asset.
The deal brings supervised recreation, active play and social gathering opportunities to an area where youth and families have limited options for safe, engaging activities, according to Mahala Burns, commercial real estate broker at Burns Group.
Demand for physical retail space is shifting as more consumers make purchases online. Experience-based, socially connected spaces are on the rise, helping to breathe new life into retail centers across the nation, according to CoStar research.
“This type of venue can bring neighbors together and create a sense of community,” Burns said.
The lease earned a 2026 CoStar Impact Award, as judged by real estate professionals familiar with the market.
The team behind the deal has now completed four Fun City leases across Northern California in deals that demonstrate how tenant placement can revitalize aging retail environments.
The latest lease is driving economic growth in Stockton, creating local jobs and increasing foot traffic that benefits surrounding businesses.
About the project: Fun City Adventure Park signed a 66,453-square-foot lease to take over 1120 E. Hammer Lane at the Hammerton Shopping Center, a complex that has long been surrounded by dense residential neighborhoods but lacked an anchor capable of drawing families and generating sustained activity. The 11-year term ends in 2036.
What the judges said: “What I like the most is how the creative re‑use of the space will have a positive impact on those around it by creating traffic, increasing economic activity beyond the property itself,” said John Hillas, principal at Hillas Appraisal Co.
They made it happen: Ethan Conrad, CEO of Ethan Conrad Properties.
