Metric/USS secure Carpetright sale-and-leaseback

Metric Property Investments and the Universities Superannuation Scheme have secured a sale-and-leaseback with Carpetright on its 48,300 sq ft store in Sevenoaks Way, Orpington for £6.25m. The purchase reflects a net initial yield of 7.6%.

Carpetright has signed a 15-year lease on the entire accommodation at an initial rent of £506,300 pa (£10.45 per sq ft), with five yearly rent reviews indexed to RPI.
