Boden on hunt for 80,000-square-foot London office

Boden, the British fashion retailer founded as a mail order business in 1991 by Johnnie Boden, is searching west London for an circa 80,000-square-foot office.

The group has appointed Cushman & Wakefield to advise on the hunt.

It is searching for potential alternatives to the circa 80,000 square feet it occupies at Boden House on 114-120 Victoria Road and a small space at Black Arrow House on Chandos Road in Park Royal. In 2019 it opened a major reworking of the headquarters designed by SpaceLab focused on agile working via open plan and mezzanine floors. It recently painted the building with distinctive pink and green stripes and added a sign reading "we do spots as well".

Boden also once famously had signs outside its home reading “ugly building, nice clothes”.

Its office review is one of the largest requirements in the West London market. Other major requirements in the area include IMG, the sports media giant. The group is based in offices at Building 6 at Chiswick Park and studios at 5 Longwalk Road in Stockley Park and is understood to be considering options for an 80,000-square-foot office, with Newmark advising.

Pharmaceutical giant Procter & Gamble is also understood to be reviewing options, advised by JLL, for a circa 80,000 square feet office move in the South East and West London. It is based in around 100,000 square feet at The Heights at Brooklands in Weybridge.

In 2024 Boden reported annual sales of £363 million, predominantly in the US, the UK and Germany. It said it had 1.8 million customers and 862 employees.

It is primarily an online business but has a flagship London store at 20-23 Duke of York Square on King's Road in Chelsea, as well as concessions in department stores, in particular John Lewis.
