Fast-growing St. Louis suburb adds contemporary multifamily development

Wentzville, Missouri, has been noted as one of the fastest-growing suburbs of St. Louis, seeing a nearly 67% population increase between 2010 and 2024, according to the U.S. Census Bureau.

Located just outside the Wentzville city limits in unincorporated St. Charles County, Hearthstone at Autumn Hollow feeds the area's housing demand while introducing contemporary architecture to the city's housing product. The development earned a 2026 CoStar Impact Award for multifamily development of the year, as judged by real estate professionals familiar with the market.

The multiphase approach to the development permitted early move-ins and financial security as construction continued. The multifamily project includes luxury amenities often reserved for more expensive developments, such as a dog park, coworking areas, a fitness center, a clubhouse and a heated saltwater pool.

About the project: Developed by Mia Rose Holdings and designed by Rosemann & Associates, P.C., the project introduces contemporary architecture, resort-style amenities, and technology-forward infrastructure to elevate the residents' experience. Managed by Capital Eleven Management, the property has achieved strong leasing momentum and expanded the high-quality rental options in the Wentzville and St. Charles County areas, helping to meet housing demand driven by population and employment growth.

What the judges said: "Mia Rose continues to build high-quality multi-family and mixed-use developments around the region, and Hearthstone at Autumn Hollow in Wentzville is another feather in their cap," said Scott Drachnik, president and CEO of the Economic Development Council of St. Charles County.

Zach Williams of Lawyers Realty called the project's location "impactful on the community."

They made it happen: Mia Rose Holdings developed the project, and Rosemann & Associates designed it. The property is managed by Tabbetha Dunavant of Capital Eleven Management.
