'First of Its Kind' Redevelopment of Decades-Old Building Yields Major Industrial Lease

ReadySpaces, which provides customizable space for rent, last year leased 110,800 square feet at a warehouse in Mount Vernon, a New York City suburb in Westchester County.

The deal, billed as one of the largest leases signed in Mount Vernon and Westchester in 2023, came after landlord Simone Development overhauled the building. Simone said it added new loading docks and provided access for warehouse users on all floors of the four-story building by incorporating the property’s topography on a hill. It touted the redevelopment as “the first of its kind multistory industrial [property] with loading on all floors of an industrial building” that helps to “create new real estate products in an otherwise mature real estate market.”

The deal won the CoStar Impact Award for lease of the year for Westchester and Southern Connecticut, as judged by real estate professionals familiar with the market.

About the Project: Originally built in 1970, Simone bought the property at 250 E. Sandford Blvd. in September 2021 and began a renovation that included a new exterior facade, new windows, a new elevator, a front-loading dock, and complete paving and restriping of the entire 3-acre site, according to its website. The facility offers floor plates of more than 18,000 square feet on the ground floor, more than 30,000 square feet on levels one and two, and nearly 32,000 square feet on level three.

What the Judges Said: “The landlord was able to repurpose the existing building and utilize all four stories and provide loading docks to all,” said Laura Leeds, principal at Simon David Real Estate. “The use of warehouse storage is in demand and benefits a large range of residents and business in the area.”

They Made It Happen: Simone Development's Josh Gopan, Joanna Simone and Jeremy Schwartz along with Colliers' Robert Lella facilitated the lease deal.
