Bet on Distribution Pays Off for South Texas City Nabbing Relocation

Sunsetter's Window Fashions, one of the nation's largest patio awning manufacturers, decided to relocate its distribution center from Boston to McAllen, Texas, in a move bringing more than 150 new jobs to the Lone Star State.

The lease for more than 96,000 square feet of industrial space will bring a second phase adding another 40,000 square feet of industrial space to the site for the growing distributor. The building, originally developed as a manufacturing facility, was difficult to market to tenants, according to the landlord. Upon being approached by Sunsetter's Window Fashions, the landlord decided to invest $1 million in transforming the building into a distribution facility in a bet that paid off.

The lease is expected to bring vibrancy and economic growth to the region. The lease earned a 2023 CoStar Impact Award, as judged by real estate professionals familiar with the market.

About the deal: Sunsetter's Window Fashions signed a lease for 96,087 square feet of space at 7021 S. Bentsen Road in McAllen in November. With the deal, the landlord plans to build an additional 40,000 square feet of new space for the distributor.

What the judges said: The impact from the number of high-paying jobs the company expects to create will have a deep and lasting impact on the region, said Rebecca Olaguibel, retail and business development director with the city of McAllen.

They made it happen: Chris Lydon of Avison Young and Carlos Telles of CBRE represented the tenant, Sunsetter's Window Fashions. Peggy Rougeou of Tarantino Properties represented the Houston-based landlord.
