A newly completed industrial project in Chateauguay hit the mark in its aim to combine modern design with ambitious sustainability goals.

Écoparc Chateauguay 30 is a 438,643-square-foot industrial facility in Chateauguay that contains five flexible units. The project incorporates features intended to reduce energy use, water consumption and greenhouse gas emissions while providing the features most in demand by modern logistics service providers.

The structure includes high-performance building systems and rooftop solar infrastructure to improve efficiency and long-term operating performance. Industrial developments of this scale that combine modern functionality with advanced environmental standards are relatively uncommon in Quebec.

Écoparc Chateauguay 30 is located along Highway 30 on the South Shore, providing access to major transportation corridors serving greater Montreal. The location supports logistics and light industrial activity while contributing to regional employment and supply chain connectivity.

The project, completed in the second quarter of 2025, reflects growing interest from tenants and investors in newer industrial facilities that meet higher environmental benchmarks without compromising usability or scale. The project earned the 2026 CoStar Impact Award for Commercial Development of the Year in Montreal as judged by a panel of professionals familiar with the market.

What the judges said: “Incredible project, forward thinking,” said Brent Robinson, an executive managing director and managing principal at Cushman & Wakefield.

They made it happen: Dario Montoni, president of Groupe Montoni Division Construction, led the development team. Michael Massotti, business development specialist at Groupe Montoni Division Construction, was also involved. Alexandre Bouchard, leasing manager at Groupe Montoni Division Construction, also worked on the project.
