M&G Real Estate has secured American software company ServiceNow for a recommitment to 58,207 square feet of offices at the Strata building in Staines, Surrey.
The lease on the ground and first floor now runs until 2031. There is another 18,000 square feet under offer at the building with 10,404 square feet left to lease.
M&G was advised by Knight Frank and Vail Williams. Colliers advised ServiceNow.
M&G bought the 90,000-square-foot building from LaSalle Investment Management in 2018 for around £46.5 million.
LaSalle speculatively redeveloped the building over ground and two upper floors in 2014 and took it to up to 88% let between ServiceNow and Belmont Green.
Aaron Pope, director of asset management, M&G Real Estate, said in a statement: “We are delighted that ServiceNow has chosen to recommit to the Strata until 2031. This agreement reflects the strength of our investment strategy, which focuses on high-quality, sustainable, well-positioned properties. We look forward to continuing our successful partnership with ServiceNow over the coming years.“
