A New York City-based hotel owner, operator and developer is looking to start its third project in the region near the home turf of the Texas Rangers and the Dallas Cowboys.

Loews Hotels & Co., a part of Loews Corp., has unveiled plans for Americana by Loews Hotels, a $500 million, 507-room hotel replacing an existing hotel at 1500 Convention Center Drive in Arlington, Texas, a municipality that sits between Dallas and Fort Worth. Last month, CoStar News reported Loews acquired the hotel, cutting jobs as it closed the existing hotel to make way for a larger hotel project.

Loews Hotels & Co. President and CEO Alex Tisch said in a statement that the project reflects the firm's "strong belief in Arlington as a dynamic destination" with "confidence in its continued growth." The project also marks "an important milestone" for Loews in it being its third hotel in Arlington, he added.

Construction on the Americana by Loews Hotels is expected to get underway following what is being called a "ground-shaking event" to demolish the existing Sheraton Arlington Hotel in early June. A timeline of the project was not immediately available.

Loews already has a big North Texas presence near AT&T Stadium, where the NFL's Dallas Cowboys play home games, and Globe Life Field, which houses the MLB's Texas Rangers. The hotelier opened Loews Arlington Hotel, an 888-key massive hotel, in early 2024, a few years after it opened Live! by Loews, a 14-story, 300-room hotel in Arlington.

The Americana by Loews Hotels will be the brand's 28th property, with its name paying tribute to the Americana Hotel in Bal Harbour, Florida. The hotel will have a total of 507 guest rooms, including 39 suites. It will also have more than 83,000 square feet of indoor and outdoor meeting and event space, including a 10,000-square-foot event barn.

Upon completion of the new hotel, Loews is expected to have a total of 1,695 guest rooms and more than 374,000 square feet of indoor and outdoor meeting space in Arlington.
