One of Hollywood’s newest attractions will be built around wellness, not entertainment.
High‑end communal sauna concept Bathhouse plans to open its first West Coast flagship at 6400 Sunset Blvd. in Los Angeles after signing a 25‑year lease for the 55,000‑square‑foot former Amoeba Music store.
The New York–based wellness brand is set to reposition the two‑story freestanding building at the high‑profile intersection of Sunset and Cahuenga boulevards that's been vacant since 2020 into an upscale health‑and‑wellness concept.
The move to meet local demand for wellness-related services is expected to help reenergize a struggling stretch of Sunset Boulevard and further elevate the Hollywood area, said CBRE's Greg Briest, who represented landlord Nahla Capital in the deal.
Despite retail vacancy in Hollywood tripling from 2.6% in 2019 to about 7.9% these days, rents remain roughly $20 per square foot above the metropolitan Los Angeles average due to limited new supply, according to CoStar. Retail inventory has declined by about 66,000 square feet over the past decade amid demolitions and redevelopments.
The Hollywood Bathhouse is set to have thermal pools, cold plunges and a range of saunas and steam rooms, along with a rooftop lounge and beverage program designed for recovery and socializing.
Wellness boom
The Hollywood property, built in 1980, initially housed entertainment law firms before Amoeba Music converted it into a retail destination in 2001.
Amoeba later relocated about a block away after the building's ownership announced — and ultimately abandoned — plans for a 26‑story mixed‑use tower. The property subsequently hosted temporary attractions, including “Immersive Van Gogh.”
Other Amoeba stores across California have been targets for redevelopment.
Now, the Sunset Boulevard site is benefiting from a surge in demand for wellness‑oriented real estate, Briest said.
“This is another strong brand choosing Los Angeles for its first West Coast flagship, reflecting a broader market shift,” Briest said. “Health and wellness concepts are growing rapidly and expanding into major urban locations.”
Bathhouse is pursuing a national expansion with more than a half‑dozen large‑format locations planned over the next two years, including a nearly 100,000‑square‑foot flagship on Sunset Boulevard.
“Wellness is an increasingly important part of how people live and work, and bringing Bathhouse to Hollywood aligns with our broader vision,” said Nahla Capital Managing Principal and Co‑Founder Genghis Hadi.
The New York City-based investment firm also owns Rosewood Residences Beverly Hills; Hadi said the firm's success at the property reinforces its confidence in Los Angeles as a global market for design‑driven, wellness‑focused real estate.
