The Bank of America Tower in Spokane, Washington, is expected to have a new look as work is underway for the building’s Swing Lounge, a space that is expected to feature six golf simulators, a lobby bar and full-service restaurant.

Swing Lounge signed a lease for about 6,000 square feet at 601 W. Riverside in downtown Spokane that would give customers the chance to play simulated golf in one of the six simulators — hence the use of the word “swing” in the tenant’s name. 

The project has been selected as the winner of the 2024 CoStar Impact Award for lease of the year, as judged by a local team of real estate professionals familiar with the market.

The golf simulators, bar and dining area could be used to entertain clients, take a break from the workday or casually visit during a lunch break or after hours.

This is Swing Lounge’s second location. The first Swing Lounge opened in January 2022 at Spokane Business & Industrial Park.

Bank of America Tower is a 20-floor office building in downtown Spokane. The high-rise was built in 1981, according to CoStar data.

About the Project: Swing Lounge signed a 10-year lease term at 601 W. Riverside in Spokane. Jared Smith and Michael Sharapata of JLL represented the landlord, and Dan Cantu negotiated on behalf of the tenant.

What the Judges Said: “The change in the office landscape has brought significant challenges to downtown Spokane. This is an innovative use of office space that will also bring additional visitors, supporting surrounding businesses,” said Greater Spokane Vice President of Economic Development Gary Ballew.

They Made It Happen: Swing Lounge signed its downtown Spokane lease thanks to JLL Vice President Jared Smith, JLL Senior Managing Director Michael Sharapata, Redstone Group's Director of Leasing Brodie Cain, Redstone Group's Property Manager David Anderson and Dan Cantu, a broker with Cantu Commercial Properties.

Smith and Sharapata were the listing agents, and Cantu was the tenant representative.
