As Nashville’s available office space remains elevated, the share of sublease space is declining

Available sublease space has declined by over 450,000 square feet since the end of 2022

Nashville, Tennessee’s excess of available sublease office space has finally started to decline. After reaching its peak of almost 2.9 million square feet, or 19.3% of overall office availability, in the fourth quarter of 2022, sublease space has since declined to 2.4 million square feet, or 15.2% of overall availability as of the midway point of 2025.
