A national distributor of construction and industrial supplies created new jobs by entering the Tallahassee, Florida, market last year.

White Cap, a distributor of specialized construction materials, concrete accessories, and safety products for contractors, already operates a large network of locations across Florida. Last year, it expanded into Northwest Florida by leasing a new, single-tenant distribution facility at 221 Commerce Circle in Midway, Florida, just northwest of Tallahassee.

The firm is expected to hire for 10 to 15 new positions, according to Sam Arthur, a director at Cushman & Wakefield and a tenant representative on the deal. The lease earned a CoStar Impact Award for lease of the year in Tallahassee, as judged by a panel of local professionals in the market.

About the project: The 4.83-acre Midway site, owned by Hittinger Properties, features six dock-high doors, two grade-level doors and a 1.5-acre paved yard.

White Cap, a private equity-owned firm that was acquired from HD Supply in October 2020 for $4 billion and subsequently combined with Construction Supply Group, has about 500 offices and 11,000 employees across North America.

"This project represents a new employer and company entering our area, rather than a relocation or expansion of an existing business," said John McNeill, principal/broker of NAI Talcor Commercial Real Estate Services and one of the judges. "Because it introduces new economic activity, new jobs, new investment, it is more impactful than an expansion of an existing business."

What the judges said: "New to market company and new construction — both creating new jobs in different sectors," said Yvonne Baker, executive director of the FSU Real Estate Center in the College of Business at Florida State University.

They made it happen: Slaton Murray, a principal at NAI Talcor Commercial Real Estate Services, represented the landlord. The tenant representatives from Cushman & Wakefield were: Executive Managing Director Jacob Horsley; Directors Sam Arthur and John Wichman; and Senior Associate Drake Chamberlin.
