The developers behind what is now the tallest tower in Uptown Dallas has hit it big — not only for changing the city's skyline but also for offering an elevated workplace that is unique for the region.
Granite Properties, in partnership with Highwoods Properties, finished the yearslong, $450 million development known as 23Springs, a 26-story, 641,563-square-foot luxury office and retail tower at 2323 Cedar Springs Road in Dallas, in mid-2025, with the majority of its space leased prior to completion. The site formerly housed a three-building, low-rise office complex totaling about 110,000 square feet of space.
The new high-rise tower has lured a long list of tenants, with it reaching an occupancy of 74% less than a year after it was completed. From Bank OZK to Sidley Austin to Deloitte, the newly finished development ranks as one of the most impactful projects in the nation's fourth-largest metropolitan area with a 2026 CoStar Impact Award, as judged by real estate professionals familiar with the market.
Bank OZK, the primary construction lender on 23Springs, was the first tenant to sign onto the project, making the five-floor lease the largest lease signed in Dallas in 2022 — years before its completion. Other tenants followed, with law firm Sidley Austin leasing more than 118,000 square feet and Deloitte leasing four-and-a-half floors.
Even Savills, a real estate services firm known for repping tenants, made its move into about 10,000 square feet of space in the building. UBS also leased nearly 27,000 square feet of office space, with Stonelake Capital taking down more than 16,000 square feet of space.
23Springs is expected to have about 1,800 employees working in the building daily. The tower also has a half-acre park surrounded by its restaurants on the ground floor, including Little Ruby's Cafe, Torchy's Tacos and Elephante.
About the project: Granite Properties bought what was once a low-rise office property on the 2323 Cedar Springs Road site before turning it into a larger development with the help of Highwoods Properties, adding not only the tallest tower in Uptown Dallas, but a luxury workplace with a tenant lounge, sports simulator, wine lockers and concierge services. The office tower also has a fitness center, conferencing center and the largest interactive indoor video wall in Dallas.
What the judges said: 23Springs successfully consolidated some of the most prestigious names in professional services under one roof by offering a workspace that didn't exist in Uptown Dallas before its completion, said Steve Triolet with Partners Real Estate. Another judge, SMU Folsom Institute for Real Estate Director Joseph Cahoon, added that 23Springs is the new benchmark for Class A office in the Dallas-Fort Worth region.
