Speculative development drives activity in both major Texan markets as national construction pipeline stalls

The previous year was a return to form for both Dallas and Houston. Aided by strong tenant demand and a development community eager to see projects break ground, the two markets saw around 62 million square feet of new industrial projects started in 2025 alone.
