The 27-story Olive at Peabody Union's opening in early 2025 marked a new era for residences in downtown Nashville, Tennessee.
The project has received a 2026 CoStar Impact Award for Multifamily Development of the Year in Nashville, as judged by real estate professionals familiar with the market.
Judges lauded the landmark residential tower located on the Cumberland River in the Peabody Union mixed-use development for thoughtful architecture, elevated amenities and a strong connection to the riverfront, helping establish a new identity for Nashville's emerging South Bank.
About the project: At 30 Peabody St., Olive is a 27‑story residential tower with 354 luxury apartments that opened in April 2025 as part of the 4.6‑acre Peabody Union.
Olive features a distinctive exterior defined by color‑shifting metal panels that respond to changing light throughout the day and reflect the movement of the river below. Residences range from studios to penthouses, and interiors feature polished concrete, hardwood flooring and refined metal detailing.
The property is managed by Bozzuto. Hensler Development Group is the owner of the property.
What the judges said: Judges praised Olive for the design of the building and its seamless blending with the river, noting how the tower complements the waterfront and enhances the surrounding environment. The panel also recognized the project for reimagining a challenging site and making meaningful addition to the city's skyline.
They made it happen: Stiles Retail Group served as the developer and construction partner. Hastings Architecture led the architectural design.
Construction was completed by Turner Construction Co., while Bozzuto serves as property manager, with Whitney Waller overseeing operations at Olive at Peabody Union.
