Here are 10 developments to watch in DC’s Georgetown district in 2026

Several commercial real estate projects are set to be completed or to make progress this year in Washington, D.C.'s Georgetown neighborhood, which is known nationally for its shopping, restaurants and entertainment.

The developments, varying from luxury apartments to hotels to retail spots, mark a wave of building not typically seen in the district, where land is at a premium and most prime properties are built out. As a result, several projects underway are redevelopments or conversions, such as the revitalization of 2900 M St. along Georgetown's popular shopping corridor.

“We have our first crane up in six years in Georgetown,” EastBanc principal Philippe Lanier told CoStar News. The company is developing apartments on Pennsylvania Avenue.

Much of the activity has occurred in the most recent year, including the opening of Google’s first retail store in the district and a new Ikea storefront. As new projects continue or finish in 2026, Georgetown could see an uptick in residents and visitors.

“Cumulatively, these projects will have a significant impact on foot traffic throughout Georgetown,” Deb Bilek, CEO of the Georgetown Business Improvement District, told CoStar News via email.

Here are 10 development projects to watch in Georgetown this year.

Four Seasons residential project

A former steam heating plant is being transformed into Four Seasons-branded luxury residences scheduled to be finished up this year. A partnership with The Georgetown Co., The Levy Group and Mohari Hospitality, the $300 million, roughly 64-unit project at 1051 29th St. NW includes transforming a former coal yard just south of the building into a 1-acre public park designed by landscape architect OLIN. 

The property is to include a private wellness center, spa treatment rooms and a 75-foot indoor pool, as well as a private wine cellar and tasting room. 

“The redevelopment of the West Heating Plant has been long overdue,” Bilek said. “The redevelopment acts as the eastern anchor of the transformation along K Street and will help reshape the corridor for decades to come.”

CitizenM Hotel

An estimated 228-key hospitality property is poised to open early next year at 3401 Water St. NW. The seven-story citizenM hotel being developed by Bethesda, Maryland-based Donohoe, at approximately 86,000 square feet, is expected to have a fitness room, bar, lobby, reception area and multipurpose space.

“The citizenM Hotel will kick off a transformational wave of projects coming to K Street, particularly on the west side,” Bilek said.  

The Hoya Hotel

A five-story building on the campus of Georgetown University used for student housing is scheduled to undergo a renovation, redesign and rebranding to reopen as the Hoya Hotel in the spring or summer of 2026. 

The property is to be managed by Crestline Hotels & Resorts and include 146 guest rooms as well as 13,000 square feet of meeting and event space for conferences, academic gatherings and social events.  

“Although located outside the BID boundaries, we are delighted that the Hoya Hotel will be reopening with 146 hotel keys. Having a hotel on Georgetown University’s campus offers visitors the convenience of staying close to their destination while still enjoying Georgetown’s vibrant commercial district,” Bilek said. 

Apartments at 2715 Pennsylvania Ave. NW

EastBanc is developing a luxury residential project at 2715 Pennsylvania Ave. NW. Named Miradoro, the seven-unit project is expected to see floor plans range from 2,200 square feet to a 3,600-square-foot penthouse. 

Bilek said, “This five-story residential building with ground-floor retail is expected to deliver at the end of 2026. Located at Georgetown’s eastern gateway, the project will significantly influence the sense of arrival experienced by visitors entering the neighborhood.”

2900 M St. retail revitalization

“The eastern gateway to Georgetown will also be redefined by the completion of the retail redevelopment along the 2900 block of M Street,” Bilek said. “These retail units have been largely vacant for several years during construction. We are all eager to see new life brought to this block and the renewed vibrancy it will add to the neighborhood,” she said. 

Boston-based AGEM Property bought the nine-property portfolio along a block of M Street in May for $27 million, CoStar data shows. Dochter & Alexander Retail Advisors is marketing the space. 

Uniqlo

The clothing retailer Uniqlo is slated to move into and expand upon the former J.Crew space along M Street. It’s a part of the larger Georgetown Park center owned by Jamestown, and it is expected to open in the fall.

“Uniqlo is expected to draw significant foot traffic and enhance the shopping experience along the corridor,” Bilek said.  

Retail at 1218 Wisconsin Ave. NW

Ten Five Hospitality’s concept at 1218 Wisconsin Ave. NW, is slated to use all 6,500 square feet of the space that once hosted the Mexican restaurant El Centro. The property famously served as the exterior of the bar in the 1985 movie “St. Elmo's Fire,” according to the Washington Business Journal.

Hamilton Court

New dining is transforming 31st Street.  

“What makes the Hamilton Court project especially exciting is that it creates a new retail and dining destination where none existed before,” Bilek said. “Two Nine and Flor are already open, and with three more restaurants on the way, Hamilton Court is set to inject fresh energy into Georgetown’s already vibrant dining scene.”

José Andrés’ new hotel

Celebrity chef José Andrés plans to open a 67-room luxury hotel called Bazaar House in 2027.

Office-to-residential conversion of Georgetown Flour Mill

A proposed office-to-residential conversion at the complex known as the Georgetown Flour Mill has been pitched to city officials.  

The scope of the work includes approximately 146,000 gross square feet of interior renovation to convert existing office space to residential use in four structures, resulting in approximately 118 new residential units. That’s according to a presentation submitted in November to a review board. 

A joint venture between Related Fund Management and Network Realty Partners purchased the property in the fall of 2024 for $16.5 million, CoStar data shows.
