United Furniture Renews 505,000-SF Lease in So Cal

Manufacturer Inks Three Year Deal at Southern California Logistics Centre

United Furniture Industries, the exclusive U.S. manufacturer of Simmons upholstery, has renewed its 505,192-square-foot industrial lease at the 2,500-acre Southern California Logistics Centre (SCLC) in Victorville, CA.

The company, which inked a three-year extension agreement, will expand with two new assembly lines at the site to meet increased demand, in a move expected to create an additional 50 jobs there over the next few months. United Furniture has been a tenant since 2012 at its Victorville facility, one of eight in the U.S. and it's most productive.

Distribution Centre 1 is a 1 million-square-foot building constructed in 2008 on 45.8 acres at 13133 Innovation Way in the North San Bernardino County submarket of Inland Empire. It features 179 loading docks and four drive-in bays, 32-foot clear heights, 4,000-amp heavy power, skylights, and a fenced corner lot. The building was awarded LEED Gold certification in 2009. Occupying the other half of the building is Mars, Inc.

Jay Dick with CBRE represented the landlord. Joe Brady at The Bradco Companies represented United Furniture Industries in lease negotiations.

"The facilities at Southern California Logistics Centre are home to many known companies with well-located manufacturing and warehousing space needs," said Stirling Capital Investments’ COO Brian Parno. "We are currently 99 percent leased and building out two existing spec facilities to accommodate existing market demand."

In separate deals, Stirling Capital Investments signed a new four-year, 7,359-square-foot lease with Solar City Corporation, a six-year extension and expansion lease agreement totaling 119,128 square feet with Pacific Aviation Group, and a lease renewal for 55,000 square feet with Southern California Aviation.

SCLC is part of Global Access Victorville, an 8,500-acre, multimodal freight transportation hub on the former George Air Force Base. It is comprised of the Southern California Logistics Airport (SCLA), a 2,500-acre world-class air cargo and aviation facility; Southern California Logistics Centre (SCLC), a 2,500-acre commercial and industrial complex entitled for 60 million square feet of development; and Southern California Rail Complex (SCRC), a planned 3,500-acre intermodal and multimodal complex entailing rail-served facilities.

The City of Victorville teamed up with Stirling to create the region's largest fully-integrated commercial development, expected to create 24,000 jobs with future and current tenants, which include Boeing, Dr.Pepper/Snapple, Exel Logistics, FedEx, GE, Million Air, Newell Rubbermaid, Pacific Aerospace, Plastipak, Pratt & Whitney, Red Bull, Sparkletts, and Vivint Solar, to name a few.
