1401 K St was recently purchased by First Potomac Realty Trust, one of the leading owners of office and business properties in Washington, D.C. The building is ideally located at the corner of the prestigious K Street corridor and the popular 14th Street, only one and a half blocks from the McPherson Square Metro station. Along with this convenient metro access, 1401 K St. offers seven sides of glass with spectacular park views. 1401 K St. is an ideal location in the East End boasting great amenities, such as 24/7 security and a fitness center. Under the new ownership, the building will undergo a striking renovation through 2015. The renovation plans will preserve the historic elements of 1401 K St, while upgrading the fitness center, lobby and building common areas. July 2001: AEW Capital Management LP purchased the building from Franklin Tower LP for $23,700,000. Greenwich Group International represented the seller. January 1995: Franklin Tower, L.P. (Starwood Capital Group and IBG Partners, L.L.C.) purchased the building for from Tower Bldg JV (Stern & Moran) and lender Bank of Baltimore. Rosenthal Shuler Realty Partners represented the seller. The building renovated and upgraded to class A in February 1997 by The Weihe Partnership. Renovations included: interior demolition of existing space; new restrooms; facade cleansing; new windows; new retail storefronts; completely new lobby; and refurbished elevators. Originally designed by Robert F. Beresford, this property is Washington, D.C.'s first Art Deco office building.
