Zom Living Readies for March Groundbreaking of Union West

Orlando Firm's First Chicago Project to Feature 357 Units in Two 15-Story Towers

Luxury multifamily developer Zom Living will break ground later this month on a new 357-unit, two-building residential and retail complex in Chicago's West Loop.

The project, named Union West, will consist of two 15-story brick and glass towers atop a three-story podium to feature 12,636 square feet of street-level retail, 255 structured parking spaces and residential lobbies. A single-story retail building along W. Madison St will connect the two towers.

Designed by BKL Architecture, the Class AA, Green Globes-Certified residential towers will offer studio, convertible, one-, two- and three-bedroom floor plans, as well penthouse apartments, ranging from 501 to 1,377 square feet. The project will also offer a "best-in-class" amenity package, according to a company press release.

Union West marks the first development in Chicago for Orlando-based Zom Living, which has roughly 5,500 U.S. apartments in its development pipeline. In its 40-year history, the company has developed, either outright or in a joint venture, nearly 20,000 apartments nationwide valued aggregately at more than $4 billion.

"The West Loop has the highest influx of high-wage jobs in the Chicago metropolitan area,” said Andrew Cretal, Zom Living’s development executive for the project. “As our first project in Chicago, Zom is excited to be part of this highly desirable market and Union West is well positioned to benefit from the market dynamics.”

Union West, which boasts a Walk Score of 98, will go vertical at the corner of W. Washington Blvd. and N. Sangamon St. one block from the Randolph Street corridor and two blocks from the Morgan CTA stop. Initial preleasing will start next quarter with the first units to deliver in the fourth quarter of 2019.

ZRS Management has been selected to handle property management and leasing at the complex. Power Construction is the general contractor, and R.D. Jones has been contracted to provide interior design services.

Financing for the project has been provided by Union Labor Life (ULLICO).
