Trailer Park Still Hitched to Hollywood

Movie Promotion Company Renewed 103,000-SF Lease with Hudson Pacific

After months of searching the market, Trailer Park Inc. has decided to remain in its longtime Hollywood, CA digs.

The entertainment content and promotion company signed a 10-year deal to renew its lease for nearly 103,000 square feet at 6922 Hollywood Blvd. with landlord Hudson Pacific Properties Inc. last week. Financial terms were not disclosed, but asking rates at the property are about $4.20 a square foot monthly, according to CoStar data.

Trailer Park moved into two floors of the 12-story, Class A building in 2001 and has grown to occupy six floors over the years. It has bright company signage on the building, which sits near the Hollywood and Highland Center and Hollywood Hotel Roosevelt.

The firm had considered moving out and searched other properties in Hollywood and Burbank for months.

Ultimately, it decided to stay put and invest in upgrading its current space. The company has hired Rapt Studio to draw up architectural plans to renovate its office space to accommodate the company’s growth plan. Landlord Hudson Pacific is also planning some renovations to the common areas of the building.

David Toomey, a principal at Cresa who represented Trailer Park in the deal, said the firm considered several options before deciding to stay.

"With what Hudson is planning on doing to the building and Trailer Park is planning on doing to their space, it will be a good occupancy solution for them going forward," he said. "There are a number of landlords that really wanted this tenant and it would have created a sizeable hole in Hudson’s building so Hudson was certainly happy to keep them."

Hudson is planning or undergoing a number of renovation and development projects to grow its portfolio across Hollywood, including recently-revealed plans to build 467,000 square feet of new office and production space at Sunset Gower Studios.

Brian Davies at Cresa also represented Trailer Park in lease negotiations. Jeff Lasky represented Hudson in-house.
