Private Investors Acquire Double-Net Leased Bldg.
Private Investors purchased the Tractor Supply Co. building located at 4037 Jandy Blvd. in Nazareth, PA, from a private seller for $3.5 million or about $183 per square foot.
The 19,097-square-foot building, built-to-suit Tractor Supply, was constructed this year on 3.7 acres. Tractor Supply has executed a 15-year, double-net lease with 10 percent rent increases every 5 years.
Mark Taylor, Dean Zang and Christopher Munley of Marcus & Millichap's Philadelphia office represented the seller. Seth Pollack of Marcus & Millichap's Northern New Jersey office represented the buyers.
