TCC, Clarion Start Phase II of Fallbrook Pines

Venture to Develop Additional 660,000 SF of Spec Industrial Space in NW Houston

Trammell Crow Co. (TCC) and Clarion Partners have kicked off construction on Phase II of the venture's Fallbrook Pines campus in northwest Houston, less than one year after the successful lease-up of Phase I of the park.

Slated to deliver this November, Phase II will deliver an additional 660,073 square feet of spec space to the 127-acre campus in the form of two cross-dock facilities, a 368,467-square-foot building and a 291,606-square-foot building, designed by Powers Brown Architecture.

The buildings are expected to appeal to consumer goods distributors, e-commerce companies and light manufacturers seeking distribution space in the northwest Houston area.

TCC and Clarion wrapped up construction in October 2015 on Phase I of the 127-acre business park, located along Fallbrook Dr. near the Beltway 8 and Hwy. 249 intersection. At the time the largest industrial project underway in the Houston region, Phase I - a 709,000-square-foot, four-building development - is now fully leased to seven tenants, including Serta, Foxcomm, Amazon and Freudenberg Oil and Gas Technology, according to CoStar information.

Phase II will feature 32-foot clear heights, 52-foot wide column spacing, extra trailer parking/outside storage, wide truck courts and ESFR sprinkler systems. Faron Wiley and Joseph Smith of CBRE Houston have been retained to handle leasing for Phase II, while Rosenberg Construction will again serve as general contractor.

An additional 18 acres of developable land remain available within Fallbrook Pines.
