Swig Co. Obtains $145 Million Loan for Renovation, Expansion of 633 Folsom

Company to Carry Out Full Renovation, Add 5 Floors at SOMA Office Bldg.

The Swig Co. secured $145 million in construction financing that will pave the way for the company to begin work this summer on the redevelopment and expansion of 633 Folsom St. in San Francisco.

The longtime San Francisco operator disclosed plans in January to fully renovate the 171,632-square-foot, seven-story SOMA office building, as well as add an additional five floors to better accommodate office tenants seeking larger floorplates in downtown San Francisco. The expansion will increase the building's footprint to 266,053 square feet and its height to 165 feet.

Swig secured the construction loan through a domestic bank. Bruce Ganong and Bercut Smith of HFF's debt placement team facilitated the transaction.

Swig completed construction in 1967 on 633 Folsom, which has been fully leased for the past 20 years most recently by California Pacific Medical Center.
