St. John Properties Kicks Off 500,000 SF of Spec Development in Greater Baltimore

St. John Properties, Inc., a Baltimore-based real estate development and management company, has commenced construction on eight new buildings.

These buildings are comprised of approximately 500,000 square feet of speculative Class A multi-story and single-story office, flex/R&D and retail space in the central Maryland region.

The action is divided between the Anne Arundel County marketplace, where the firm is building nearly 300,000 square feet of new office space in three separate commercial communities, and within the mixed-use Greenleigh at Crossroads community in the White Marsh area of Baltimore County, containing almost 200,000 square feet of office and retail space.

St. John Properties is devoting more than $51 million into this construction activity, which is presently proceeding or set to commence soon, with delivery of product planned for spring 2018 through mid-2019.

A four-story building involving nearly 120,000 square feet of office space within BWI Technology Park III at 1500 W. Nursery Rd. in Linthicum Heights is expected to deliver at the end of 2018, and has been designed to achieve LEED Gold certification.

A four-story building containing nearly 100,000 square feet of office space within Greenleigh at Crossroads located at 6211 Greenleigh Ave. in Middle River is expected to deliver in Q4 of 2019. It has been designed to meet LEED Gold industry standards.

Two single-story office buildings of approximately 36,000 square feet of space at Greenleigh at Crossroads, located 10 Irondale St. and 12 Irondale St., will deliver in spring 2018 and were designed to LEED Silver specifications.

A single-story, 34,500 square foot flex/R&D building within BWI Technology Park II at 813 Pinnacle Dr. has been 100% pre-leased to TierPoint, an information technology, cybersecurity and data center provider. This building is expected to be completed at the end of 2018.

A five-story building encompassing nearly 130,000 square feet of office space within Annapolis Corporate Park at 187 Harry S. Truman Pky. in Annapolis is projected to be completed in early 2019.

Two single-story retail buildings, offering nearly 14,000 square feet of space within Greenleigh at Crossroads, are expected to be delivered in spring 2018.

St. John Properties, together with Somerset Construction Co. and Elm Street Development, are currently engaged in the construction.
