SL Green Pulls in 45,000 SF of New Leasing Commitments at Tower 46

Technology, Financial Tenants Take a Full Floor Each, Planning December Move-In

Real estate investment trust SL Green has closed on 45,000 square feet in new leasing at its 34-story Tower 46 skyscraper in the Midtown West area, at 55 W. 46th St. in New York City.

In a significant expansion, TravelClick has signed a 10-year lease for 22,518 square feet on the 27th floor. The tech developer builds data suites and online portals for the lodging industry and has been in business since 1987. TravelClick plans to relocate from 7 Times Square, where it occupies 4,227 square feet, according to CoStar data.

Investment manager Millburn Ridgefield Corp., meanwhile, has agreed to occupy 22,523 square feet on the 31st floor for a 10-year term. Millburn will join financial services firms including Fir Tree Partners and Soroban Capital Partners in the building when it relocates from 17,233 square feet at Tishman Speyer’s 1270 Sixth Ave.

Both companies are slated to move into full-floor spaces during December, where asking rents ranged between $90 and $94 per square foot.

Steve Durels, executive vice president and director of leasing and real property at SL Green, said that Tower 46’s strong leasing activity stems from office tenants’ continued preference for new construction. Completed in 2013, the 347,000-square-foot office building is known for its geometric glass sheathing and open interior features marked by column-free floors and 14-foot ceiling heights.

About 85,000 square feet remains available for lease at Tower 46, according to CoStar research. Law firm Nixon Peabody anchors the building along with Comcast Spotlight.
