Retail Leasing Starts at Uptown Biscayne in North Miami Beach

Mixed-Use Development Expected to Open by 2020

A grocer, home furnishings stores, restaurants, a fitness center and maybe a salon and massage studio are the kinds of tenants Michael Comras of the Comras Cos. is looking for to fill the new Uptown Biscayne development in North Miami Beach, FL.

"Lifestyle-type tenants," Comras told CoStar News. "Anything that's internet-protected, that will get people off the couch and out the door."

Comras isn't yet naming names, but he said he's signing letters of intent and negotiating leases for the retail portion of the project at 16300 Biscayne Blvd., about two miles south of the Aventura Mall. The City of North Miami Beach recently approved developer CK Privé Group's site plan for the mixed-use development, considered a gateway to Aventura and Sunny Isles.

The five-acre project, expected to open in late 2019 or early 2020, will have a walkable main street and more than 170,000 square feet of retail space. There also will be a 16-story, 245-unit apartment building and 35,000 square feet of office space.

"With Uptown Biscayne, we’re looking to not only create a vibrant live-work-play destination, but also bridge the gap between the North Miami Beach and Aventura neighborhoods," Javier Rabinovich, principal of CK Privé Group, said in a statement.

Alberto Kamhazi, another principal for the development firm, added that a retail-centric development should thrive, given that retail vacancies in the area are among the lowest in Miami-Dade County.

"North Miami Beach, Aventura and Sunny Isles have had tremendous growth over the past few years, but residents are still very limited in terms of local lifestyle and shopping destinations," he said.

Comras insists that a double turning lane into the project heading south on Biscayne Boulevard will make all the difference for Uptown Biscayne. Too many retail centers in the region are struggling because of poor access, according to Comras.

"There are some great, great corners, but they're not accessible," he said. "People can see them, but they can't get to them."
