Ocean Spray, North America's leading producer of canned and bottled juices and juice drinks, will consolidate its distribution operations serving several western states into a new $13 million, 301,000-square-foot distribution facility in Henderson, NV. Western Realco of Newport Beach, CA is developing the build-to-suit project for Ocean Spray, which is consolidating several of its current distribution operations into the new facility.
According to Vance Mape, principal of Western Realco, Ocean Spray's new facility is being constructed on a 15.5-acre site at 7600 Commercial Way in the Black Mountain Business Center. Ocean Spray signed a l0-year lease for the facility.
Ocean Spray is a marketing cooperative owned by more than 915 cranberry and grapefruit growers in the United States and Canada who produce the fruit for Ocean Spray branded products. The coop posted record annual sales of $1.48 billion in 1998.
Burnett Haase Construction of Henderson is serving as general contractor and Bastien & Associates of Tustin, CA, is the architect of the concrete tilt-up structure that will include 75,000 square feet of refrigerated storage space. Other features of the building include dock high loading, 30-foot interior clearance and an Early Suppression Fast Response (ESFR) sprinkler system.
Ocean Spray and Western Realco were represented in the transaction by Tom Van Betten and Mike DeLew of Colliers International in Las Vegas.
Established in 1972 in Newport Beach, CA, Western Realco has developed more than 500 acres and 11.5 million square feet of space on behalf of corporate tenants and institutional and private investors.
