The Pinnacle at Symphony Place, the 29-story 500,431-square-foot office tower at 150 Third Ave. South in Nashville, was awarded Gold LEED certification by the U.S. Green Building Council (USGBC). The building claims to be the first skyscraper in Tennessee to gain Gold LEED certification.
Completed in 2009, the $105 million building is approximately 60% leased. Major tenants include two law firms, Bass Berry & Sims and Sherrard & Roe, and the headquarters of Pinnacle Financial Partners. Another law firm, Gullett Sanford Robinson & Martin, will be moving to The Pinnacle later this year.
The LEED certification award was announced by Canyon Capital Realty Advisors / Canyon-Johnson Urban Funds, the Los Angeles-based investment firm behind the development of The Pinnacle at Symphony Place.
Among the building's many environmentally responsible features are: A one-acre vegetated roof terrace garden; landscaping that includes a combination of native and adaptive plants and an innovative water harvesting system that reduces irrigation water demand by more than 50%; A design that maximizes day-lighting, with more than 90% of regularly occupied areas having direct access to views of the outdoors; and the recycling of more than 90% of construction waste generated on-site, diverting over 2,948 tons of debris from the landfill.
The building's development team included financial partner Canyon-Johnson Urban Funds, developer Barry Real Estate Companies, Pickard Chilton and EOA Architects, Brasfield & Gorrie General Contractors, leasing and building managers Cornerstone
Commercial Real Estate Services, landscape architects Hawkins Partners, civil engineers Civil Site Design Group, mechanical engineers McKenney’s, electrical engineers Smith Seckman Reid, and LEED consultants BVM Engineering.
