Montefiore Medical Center has signed an agreement to lease a proposed 11-story, 280,000-square-foot medical office building at Hutchinson Metro Center. The state-of-the-art tower will provide evolutionary space for multidisciplinary approaches to care, utilizing integrated technologies that will allow Montefiore to provide patient treatment without the need for hospitalization.
Simone Development will utilize its expertise and specialized design skills in the healthcare industry to deliver a building that meets the client's patient-focused specifications and the unique structural requirements of medical space. The building will include an ambulatory surgical center, advanced imaging center, on-site lab and pharmacy services, as well as primary and specialty care practices.
Completion of the project is scheduled for the third quarter of 2014. The initial lease agreement has a term of 16 years, with an option to extend the lease or purchase the tower at that time.
"We are very mindful of the healthcare industry trends driving demand for high-quality medical office space," said Joseph Simone, president of Simone Development. "The needs of hospital systems have shifted significantly in recent years, and Simone Development is a leader in helping the medical profession to navigate this new landscape. We’re thrilled to be expanding Montefiore’s presence here at Hutchinson Metro Center, and helping them to fulfill their facility needs with this beautiful new tower has been rewarding for us."
Hutchinson Metro Center is a 42-acre, suburban-style campus offering class A office space with a host of amenities, including free parking with more than 1,100 spaces and complimentary shuttle service to nearby subway lines.
The new tower will be erected next to another building on the site, currently home to Montefiore's Center for Orthopaedic Specialties. The new campus, Montefiore's fourth, will be called Hutchinson Campus and will expand its care delivery network to a new area of the Bronx. Currently the integrated healthcare network encompasses 130 locations, 50 primary or specialty care centers, 19 school health clinics, a home health agency and four traditional hospitals including Children's Hospital at Montefiore.
