The Moinian Group named an Avison Young team headed by Principal and Tri-State President Arthur Mirante, II, to serve as the exclusive office leasing agent for 3 Hudson Boulevard, a proposed 1.8 million-square-foot office tower planned in Midtown Manhattan's Hudson Yards district.
The 65-story tower, designed by architecture firm FXFOWLE, will be built at the intersection of West 34th Street and 11th Avenue, directly across from the Javits Convention Center. At more than 1,000 feet tall, 3 Hudson Boulevard will be one of the tallest buildings in New York City when built. Office space
on floors nine through 45 of the tower will be column-free, offering 14-foot slab-to-slab ceiling heights. The building's design will feature a curtain wall comprising spectrally selective glass that enhances environmental performance and will be adorned with an array of integrated photovoltaic sunshades, as well as a host of green design features incorporating the latest in energy efficiency and resource-conservation technology.
"3 Hudson Boulevard embodies years of experience and research in creating the state-of-the-art, sustainable skyscraper," said Dan Kaplan, senior partner at FXFOWLE. "Its unique torqued form will cut a distinctive and elegant profile on Manhattan's skyline."
If construction commewnces as expected in 2014, it would reach completion and accommodate tenants starting in 2016.
As planned, 3 Hudson Boulevard will provide access via an adjacent pavilion to the future 7 Line Extension Subway Station, scheduled to open in 2014. Additionally, the building will be within walking distance of Penn Station and the new Moynihan Station, as well as the Port Authority Bus Terminal.
"3 Hudson Boulevard is a stunning addition to the New York skyline, offering an outstanding location, spectacular views and prime access to what will be one of New York's largest subway stations," said Joseph Moinian, CEO of The Moinian Group. "Dan Kaplan and his team at FXFOWLE have truly outdone themselves, and we believe Avison Young's experienced New York team, led by Arthur J. Mirante, II, will bring the energy and drive necessary to orchestrate a successful leasing program in this quickly emerging office market."
In addition to Mirante, the Avison Young team on the listing assignment includes Michael Gottlieb and Anthony LoPresti. Avison Young Principal Elliot Baum is managing the marketing and creative campaign for the building.
"The site of 3 Hudson Boulevard offers tremendous access to multiple transportation hubs and provides for unobstructed views of the Hudson River to the west, affording office tenants a highly-accessible, best-in-class location," noted Mirante. "The design of the building provides for unique efficiency and flexibility in accommodating the office space needs of tenants in a broad range of industries, including those with significant large-block requirements."
The new building will be completely open on all four sides, with street access on three sides. "A true rarity for this market," noted AV's Gottlieb.
