Marketplace at Four Corners Sells for $55.7M in Aurora

Rubin Realty Acquires 526,000-SF Shopping Center

Rubin Realty, a Valley Stream, NY-based 1031 exchange investor, acquired the 525,708-square-foot Marketplace at Four Corners shopping center at 7155 - 7175 Aurora Rd. in Aurora, OH from MPG Property Group for $55.675 million, or approximately $106 per square foot.

Marketplace at Four Corners is anchored by Walmart, Michaels, Big Lots, Dicks Sporting Goods, Kohl’s and Marshalls. Other tenants in the 98 percent occupied shopping center include Bath & Body Works, PetSmart, Party City and Wicked Taco.

Scott Wiles, senior vice president investments of Institutional Property Advisors (IPA), said, “Walmart is on an existing ground-lease and the next two largest tenants both renewed their leases within the past 12 months.”

Wiles, along with Erin Patton and Craig Fuller also with IPA, a division of Marcus & Millichap, brokered the deal on behalf of MPG Property Group.
