Market Trend: Net Absorption Positive 216,566 SF for Raleigh/Durham's Office Market in Q4 2012

Net absorption for the overall Raleigh/Durham office market was positive 216,566 square feet in the fourth quarter 2012.

That compares to positive 501,869 square feet in the third quarter 2012, positive 391,946 square feet in the second quarter 2012, and negative (339,376) square feet in the first quarter 2012.

The Class A office market recorded net absorption of positive 177,083 square feet in the fourth quarter 2012, compared to positive 177,232 square feet in the third quarter 2012, positive 406,683 in the second quarter 2012, and negative (3,949) in the first quarter 2012.

The Class B office market recorded net absorption of positive 36,508 square feet in the fourth quarter 2012, compared to positive 301,420 square feet in the third quarter 2012, negative (13,833) in the second quarter 2012, and negative (377,073) in the first quarter 2012.

The Class C office market recorded net absorption of positive 2,975 square feet in the fourth quarter 2012 compared to positive 23,217 square feet in the third quarter 2012, negative (904) in the second quarter 2012, and positive 41,646 in the first quarter 2012.

Net absorption for Raleigh/Durham’s central business district was positive 46,178 square feet in the fourth quarter 2012. That compares to positive 7,046 square feet in the third quarter 2012, positive 125,477 in the second quarter 2012, and negative (6,743) in the first quarter 2012.
