Market Trend: Houston's Office Vacancy Decreases to 12.2% in Q2 2012

The office vacancy rate in the Houston market area decreased to 12.2% at the end of the second quarter 2012. The vacancy rate was 12.8% at the end of the first quarter 2012, 13.0% at the end of the fourth quarter 2011, and 13.5% at the end of the third quarter 2011.

Class A projects reported a vacancy rate of 11.2% at the end of the second quarter 2012, 12.0% at the end of the first quarter 2012, 12.4% at the end of the fourth quarter 2011, and 13.3% at the end of the third quarter 2011.

Class B projects reported a vacancy rate of 13.7% at the end of the second quarter 2012, 14.2% at the end of the first quarter 2012, 14.3% at the end of the fourth quarter 2011, and 14.5% at the end of the third quarter 2011.

Class C projects reported a vacancy rate of 10.7% at the end of the second quarter 2012, 10.8% at the end of first quarter 2012, 10.7% at the end of the fourth quarter 2011, and 10.9% at the end of the third quarter 2011.

The overall vacancy rate in Houston's central business district at the end of the second quarter 2012 decreased to 12.1%. The vacancy rate was 12.2% at the end of the first quarter 2012, 12.7% at the end of the fourth quarter 2011, and 13.2% at the end of the third quarter 2011.
