ML Realty Partners Buys, Plans Extensive Renovation for 100,000-SF Distribution Center in Greater Dallas

Chicagoland Firm Buys Carrollton Facility as Anchor Tenant is On The Way Out

ML Realty Partners plans to extensively renovate a recently acquired distribution center in greater Dallas as the building's anchor tenant prepares its exit.

Located at 1445 W. Belt Line Rd., the 102,012-square-foot, single-story facility delivered in 1979 as part of the Valwood Industrial Park, a business campus that provides immediate access to Interstate 35E and Highway 161.

ML Realty, an industrial real estate investor out of suburban Chicago that targets investment opportunities in metropolitan Chicago and Texas, is acquiring the Carrollton, Texas, property as the building's anchor tenant, Independent Movers, is slated to vacate early next year, according to CoStar information. Greg Nelson of Paladin Partners represented the seller in negotiations and has been retained to market the available 82,012-square-foot space.

The complex features 6,986 square feet of office space, 22-foot clear heights and eight dock doors. ML Realty's renovations will target the building's exteriors in an effort to attract "quality tenants," said Matthew G. Smith, vice president of ML Realty Partners.
