Law Firm Baker Botts Commits to Move D.C. Offices to Anthem Row

Meridian Group Signs Firm to 17-Year, 103,300-SF Lease at 700 K St. NW Redevelopment

After 25 years at The Warner Building, Baker Botts will hold court at Anthem Row beginning in March 2020 after the international law firm signed a 17-year lease to relocate its Washington, D.C. offices to 700 K St. in the city's East End.

The firm will shift roughly 150 lawyers from 1299 Pennsylvania Ave. NW to 103,300 square feet across the top four floors at 700 K St., a 338,320-square-foot, 12-story office building The Meridian Group is developing as part of its trophy Anthem Row mixed-use redevelopment.

John Taladay, partner-in-charge of Baker Botts' Washington, D.C. office, noted the firm had been exploring options for new office space with a focus on a collaborative working environment for its lawyers and staff. Baker Botts, a Houston-based firm that operates 14 offices around the world, has maintained an office in the nation's capital since 1973.

Anthem Row is The Meridian Group's $142 million redevelopment of a two-building complex formerly known as Techworld Plaza. The Bethesda, MD-based developer acquired 800 K St. NW and 801 Eye St. NW in April 2014 for $325 million, and are currently executing a redevelopment of the site that will see 800 K split into two buildings that will function independently from one another using two separate addresses - 700 K St. and 800 K St.

Baker Botts' new office space will overlook Mount Vernon Square - and Apple's planned flagship store at the Carnegie Library - and include a 6,000-square-foot private terrace. Nearby attractions and amenities include Capital One Arena, CityCenterDC, the Marriott Marquis and the Walter E. Washington Convention Center.


The firm is the third tenant to sign on at the project. In late 2016, popular New York City-based fitness chain Equinox signed a 15-year lease to anchor the retail component of Anthem Row, and Truluck's Seafood, Steak & Crab House agreed to a deal this past September to open a 10,313-square-foot restaurant on the ground and second floors of 700 K.

Construction on 700 K St. is slated to wrap up early next year.
