Front Range Community College, the largest community college in Colorado, offering technical certificates and Associate of Applied Science degrees, leased the entire 92,396-square-foot flex building at 2121 Miller Drive and the entire 25,500-square-foot office building at 2190 Miller Drive in Longmont. The lease was signed for a 10-year term with a scheduled move-in date of August 2003. This deal represents the largest commercial lease in Longmont thus far this year.
The flex building at 2121 Miller Drive sits on a 7.79-acre lot and features eight dock-high doors with four levelers, 30' by 40' column spacing, A/C, air lines, buss ducts, exercise facilities, floor drains, process gas, and wet sprinklers. The office building at 2120 Miller Drive sits on a 2.58-acre lot and features a picnic area, basketball court, and parking at a ratio of 5 per 1,000 square feet. Both buildings were constructed in 1988.
Front Range Community College had no outside representation. Marcia Will-Clifton and Jim Hatlen represented the landlord, Pratt Management Co. LLC, in-house. According to Will-Clifton, since Front Range was already situated in Pratt's 105 South Sunset building, the owner had previously established a solid relationship with the tenant that helped in facilitating this deal.
