Kroll to Relocate to 95,000-SF Space at 805 Third

Bond Rating Agency Signs Sublease to Expand at Manhattan Tower

Kroll Bond Rating Agency, Inc. (KBRA) has signed a new sublease for 95,200 square feet at 805 Third Ave. in the Plaza District submarket of Manhattan.

KBRA will take over four full floors formerly occupied by the Meredith Company, a media group headquartered in Des Moines, IA. Meredith is looking to consolidate its New York footprint.

"We had a lease out for another property when we learned about the Meredith’s acquisition of Time and immediately jumped on the opportunity," said David M. Carlos, senior managing director with Savills Studley in New York, which assisted KBRA in its search. "The Meredith space has been meticulously maintained and is in move-in condition. The ratio of perimeter offices to interior space, natural light, high ceilings and furniture perfectly met KBRA’s needs."

Starting In July, Kroll Bond will move from its former location at 845 Third Ave, where it occupies 37,000 square feet across two floors when it takes over the 26th through 29th floors at 805 Third – a 31-story, 4-Star office tower that totals 615,000 square feet.

Built in 1982 by Cohen Brothers Realty Corporation with Emery Roth & Sons PC, architect, the building is home to numerous tenants including Strategic Insight, Extell Development Company, The YES Network, Poten & Partners and Toyota Tsusho. Cohen Brothers owns, leases and manages the property in-house.

Randy Abend, Betsy Buckley, David Kleiner, Frank Doyle and Cooper Weisman of JLL represented the sublandlord in lease negotiations. David Carlos of Savills Studley represented the sublessee, and will also now list the firm's previous space at 845 Third.

Meredith still has up to 93,894 square feet on four floors at 805 Third, listed as available for sublease with JLL. Direct office suites available there for lease with Cohen Brothers range from 1,310 to 12,607 square feet on a single floor, in addition to two retail suites listed with Newmark Knight Frank Retail.
