KiDS Inks 35,000-SF Lease, Complete With Best View in NYC

Tenant to Take 87th Floor at 1WTC in 15 Year Deal

KiDS Creative LLC has signed a 15-year, 34,775-square-foot lease for the entire 87th floor at One World Trade Center in New York City.

KiDS offers a full range of advertising and brand strategy services to an impressive list of clients including Balenciaga, Alexander McQueen, Alexander Wang, Lancome, and RCA. The space will also house the photography and film departments of KiDS founder and chief creative director Pascal Dangin's post-production house Box, in addition to a theater for private screenings.

When its lease commences, the firm will enjoy sweeping 360-degree views through floor-to-ceiling glass from the highest occupied office space in New York City.

"KiDS’ 87th-floor setting will be a highly coveted work environment that combines unmatched views with highly flexible and adaptive space," said Eric Engelhardt, director of One World Trade Center Leasing at The Durst Organization. "The agency’s tower floor tenancy serves as an ideal complement to Condé Nast. We expect to sign more leases with companies in the creative, media and tech world."

"Today’s lease announcement is further proof that One World Trade Center will continue to attract world-class tenants and serve as a center for jobs and commerce in our region," said Port Authority of NY & NJ director of World Trade Center redevelopment Erik Horvat.

1WTC, currently in-development under a joint venture of The Port Authority of New York and New Jersey and The Durst Organization, is designed to achieve LEED CS Gold certification. It will total 3.04 million square feet spread over 104 stories towering above the Manhattan skyline in the World Trade Center submarket.

KiDS lease breaks a recent dry spell of pre-leasing at the world-renowned office building that had resulted in building ownership cutting asking rents there to the mid-$70s this month.

The iconic office tower, which will encompass the 64th through 90th floors at 1WTC, is now 56 percent leased. It is set to open later this year.

International publishing giant Conde Nast signed a lease at the tower back in 2011, and is already undertaking interior construction of its nearly 1.2 million-square-foot global headquarters, which will anchor the building from the 20th through 44th floors.

Other tenants include China Center New York LLC, a division of Vantone Industrial Co., which holds a 202,732-square-foot lease on the 64th through 69th floors, as well as the U.S. General Services Administration (GSA) leasing 272,995 square feet on floors 50 - 55, and Legends Hospitality Group which will operate the building's 75,000-square-foot Observatory set to open in 2015. Additionally, Durst will offer a pre-built program in the tower, setting aside 94,000 square feet on the lower floors for tenants looking for small space at a big address.

Durst is conducting the building’s global marketing campaign in conjunction with Cushman & Wakefield, whose leasing team is led by Tara Stacom and includes Alan Stein, James Searl and Justin Royce, along with Jodi Pulice of JRT Realty.

Progress continues on the WTC Transportation Hub created by Santiago Calatrava to link eleven subway lines, Path service, and Hudson River ferries. The now-completed West Concourse pedestrian walkway connects the World Trade Center campus to the Brookfield Place Winter Garden and the Battery Park City Ferry Terminal. Also complete is the famed National September 11th Memorial Museum and eight-acre Memorial Park which is now open to visitors. The site's outdoor street grid and adjacent tree-lined walkways at Fulton and Greenwich Streets are nearing completion as well.
