Home Franchise Concepts Move Reflects Irvine's Business Appeal

Home Franchise Concepts, the parent company of several direct-to-consumer brands including Tailored Living, Budget Blinds and Concrete Craft, recently moved its headquarters from Orange to a 38,094-square-foot office located in MacArthur Plaza at 19000 MacArthur Blvd. in Irvine.

The firm's new office, which more than doubles the company’s old space, will also serve as a training facility for the company’s franchisees and has a lab and installation studio.

The new offices occupies the entire first floor and half of the seventh floor of MacArthur Plaza. The 154,208-square-foot, Class A office building was built in 1982, according to CoStar data. The company also gets signage to appear at the top of the nine-story building as part of its lease agreement. The higher profile is another advantage for the new headquarters, according to Home Franchise Concepts chief executive Shirin Behzadi.

"In addition to offering a ‘showplace’ in the business heart of Orange County that our employees, franchisees and partners will want to visit, our new home office can grow with us as we add new brands and business opportunities," Behzadi said via email.

The company has 1,400 franchisees in 10,000 cities nationwide as well as in Mexico and Canada and is projecting sales of $700 million this year.

The terms of the 86-month lease, which was signed last November, are undisclosed.

The Irvine submarket is the central employment node in the area and has an employment base and more than 27 million square feet of office space, according to CoStar Market Analytics. The area contains most of the higher quality 4 and 5-Star office inventory in Orange County.

John Drachman, president of Stillwater Investment Group, a Newport Beach-based real estate firm that acquires and manages office, retail and industrial properties in California and Arizona, was raised in Irvine and said he knows why the Irvine area is so popular for business tenants.

Many businesses are attracted to the newer, modern office space the city offers, along with its proximity to the John Wayne Airport and amenities that include great retail and residential options, according to Drachman.

"The City of Irvine offers tenants everything they would want while also being an affordable office option compared to other markets on the West Coast, including Seattle, Silicon Valley and Los Angeles," Drachman said via email, adding another iimportant consideration is that employers can recruit talent to a lower-cost area like Irvine.

"It still amazes me how well the city was planned because it checks so many boxes for what tenants want in today’s marketplace," Drachman said. "While the cost of living will always be high, the ability to attract quality talent for employers is just as high."
