Hines Plans 1M-SF Office Tower in Downtown Houston

MainPlace To Be the First LEED Silver-Certified Skyscraper in CBD

The Houston office of Hines plans to develop MainPlace, a new, 1 million-square-foot, 46-story premier office tower in downtown Houston. MainPlace will be at 811 Main St. on one of the most blighted downtown blocks, bordered by Fannin, Rusk and Walker streets across from the JPMorgan Chase building at 1929 Gulf.

MainPlace will continue Hines' ongoing commitment and leadership to green development by being pre-certified at the Silver level, a first in downtown Houston office buildings, by the U.S. Green Building Council's Leadership in Energy and Environmental Design Core and Shell (LEED-CS) program.

Designed by Pickard Chilton, a nationally recognized architectural firm, MainPlace will be clad in horizontal sunshades of glass and aluminum, will have floor-to-ceiling windows, which will offer panoramic views of downtown, as well as maximizing natural light in tenant spaces, will have a grand lobby with atrium located directly off Main Street, which will offer a connection to Houston's underground pedestrian tunnel system, linking MainPlace to office buildings, hotels and retail centers, will have a nine-level parking garage containing 1,130 parking spaces, and will include a signature 39th floor sky garden recessed into the building's form with planted terraces, a five-story crystalline atrium and will provide a meeting place during the day and define the tower in the night skyline with its glow.

"MainPlace's sustainable features, superior location and unique design will make it a highly sought-after address in downtown. We have made significant investments in architecture that have transformed the city's skyline while keeping in mind our commitment to green development," said John Mooz, vice president at Hines, in a statement.

D.E. Harvey Builders will be the general contractor. A ceremonial groundbreaking is scheduled for April 22, 2008 (Earth Day) with the grand opening slated for Earth Day 2011.
